Access Statement for Hallsannery Cottages

 Introduction
 Hallsannery Cottages comprises three holiday cottages on the Hallsannery estate. There is vehicular access to all the cottages.

Pre-Arrival

The website address is www.hallsannerycottages.com  and we are also listed on a number or portals. Bookings and enquiries can be made by email or telephone. Online booking is available through Eviivo. Payment for telephone bookings can be made through PayPal.

 

The nearest train station is Barnstaple which is 8 miles away. Regular bus services connect Barnstaple with Bideford and it is possible to walk from Bideford to Hallsannery – it is approximately 1.5miles and takes around 30 mins. Taxis are available from Bideford Quay.

Prior to arrival the client receives information in writing either by email or through a hard copy, of directions, times and arrival arrangements.

On arrival the guest will be directed by appropriate signage to their cottage which is clearly named. The keys are available in a key safe located adjacent to the main door for each property and the clients are sent the code in their confirmation. Car Parking Facilities:  Each cottage has it’s own dedicated parking. Car parking for the Coachman’s Cottage is adjacent to it’s  front door. The driveway which leads to the cottages is almost level and made of tarmac.

 

The Cottages

Access

The paths from the parking area / driveway to the Gardener’s Cottage are gently sloping and made of tarmac. They are worn in places giving a slightly uneven surface. The paths are 1m wide. The front door is 900cm wide and the back door is 900 cm wide. There is one step (25cm high) up to the front door.

 The path to the Chauffeur’s Flat is made of gravel, with two stone steps, each 20cm high up from the car park. The 9 steps to the main door are 20cm high and the path and steps are 800cm wide. Access to the flat is up a flight of        concrete steps which is 800cm wide with a metal rail.

The Coachman’s Cottage front door is 900 wide and is level with the car parking area with no step.  The back door is up a flight of 9 steps and is 800cm wide.

 

Internal access

The Coachman’s Cottage has a downstairs king bedroom with a wet room adjacent to it. It is easily accessed by wheelchair users and the room opens to the outside through a pair of double doors. Access to the first floor sitting room, kitchen and bedrooms is via a staircase which is 700 wide. All floors are carpeted except the upstairs bathroom and kitchen which is vinyl and the downstairs wet room which is non-slip ‘Altro’ flooring.

Access to the upstairs sitting room is also possible through an external door from the courtyard. The flight of 9 concrete steps leading to this door is 800cm wide with a metal rail.

Internal doors are 750 cm wide.The majority of the walls are painted in pale neutral colours.

 

Chauffeurs Flat

Floors are carpeted, except the bathroom which has vinyl flooring. Internal doors are 750cm wide.A grab rail is provided for use when entering the shower/ bath

Gardener’s Cottage

Internal doors are 750cm wide. The upstairs bedroom and bathroom is accessed by a flight of stairs, 750cm wide .Floors are mostly carpeted, except the bathrooms which have cork tiling and the kitchen, dining room and hallway are pine boards with mats (each mat has a non-slip backing). A grab rail is provided for use when entering the shower/ bath in the upstairs bathroom.There is a small step down (5cm) to the toilet adjacent to the front door and the floor is ceramic tile.The majority of the walls are painted in pale neutral colours.

  

Laundry.

Coachman’s Cottage and Gardner’s Cottage have their own washing machines and outdoor washing lines. Undercover drying is also available. Tumble driers are not provided. The Chauffeurs Flat has access to a shared laundry room at the main house. It can be accessed directly from the outside. It has 2 large washing machines. Cottages do not have tumble driers ( for environmental reasons), but have both covered and open drying space.  

 

Outdoor Facilities

Outside each cottage there is a patio with garden furniture for the use of that particular cottage.

The Coachman’s Cottage and Gardeners Cottage have private gardens with seating and tables.    All properties have access to the lawns of the main house where there are additional picnic tables and benches and a shared tennis court.

 

Additional Information

An Emergency Procedure in the case of fire is situated on the wall beside the fire extinguisher. All cottages have smoke alarms which are tested weekly. We have a no smoking policy in the cottages, but smoking is allowed outside. We take pets only by prior arrangement.

Future Plans.

We continuously review our services and welcome client feedback, both positive and negative. We do our utmost to act upon this where appropriate. Upgrading fire alarms is a priority.
