1. WEEKLY BOOKINGS. Weekly bookings are normally Saturday to Saturday. Occupancy is from 3pm on day of arrival until 10am on day of departure. This may be altered by arrangement for short breaks.

2. DEPOSITS. A non-refundable deposit of £50 for the Chauffeur’s Flat and £100 for the Coachman’s Cottage and Gardener's Cottage is required to secure your booking.
3. PAYMENT. The balance of rent must be paid in full one calendar month prior to date of commencement of holiday. No entry will be given unless this amount has been paid in full. Non payment of the balance of rent will be treated as cancellation and the property will be regarded as available for re-letting.

4. CANCELLATION. Once a booking has been made and accepted, a legally binding contract is entered into, and the tenant will be liable for the full amount of rent. If it is possible to re-let the property for the period of cancellation, only 10% of the total rent will be payable, and the balance of any monies paid will be refunded.

5. INSURANCE. Insurance against cancellation is strongly advised.

6. The tenant agrees to keep the property and all fitments, furniture and equipment and other contents in or on the property in a like state of repair and condition, other than fair wear and tear, as at the commencement of the letting, and will pay for any loss, damage or breakage that may occur during the period of letting, plus any additional costs incurred if subsequent bookings are affected.

7. Both properties are non-smoking and a charge of £200 will be made if anyone smokes inside either property. This is to cover exceptional cleaning charges.

8. Dogs by arrangement only. If allowed, dogs must be house trained and kept off furniture and under full control at all times.

9. Bookings cannot be accepted from persons under 18 years of age. No sub-lettings will be allowed, and numbers cannot exceed the numbers agreed.

10.Bed Linen and Towels
Beds are provided with duvets and pillows, if anyone suffers from allergies to feathers please inform us prior to arrival. Bed linen is included at no charge. No bed linen is provided for cots. Towels are not provided

12. The Holidaymakers rights to occupy the property may be forfeited without compensation if: (a) More people or pets than specified on the Booking Form and/or the number the property holds, attempt to take up occupation. (b) Overnight guests are entertained without the Owners express permission. (c) Any activity is undertaken which may cause unreasonable damage, noise or disturbance.
No stag or hen parties.
